What's happening on your estate

In order to provide more and better homes in the area, Lambeth are planning to redevelop part of the Westbury Estate. Because we want to produce a design which you, the residents, are happy with, we will be doing all we can to ensure that you are: Informed about what is happening, Involved in the process, so that you can; Influence what happens next.

Coming up in August / September

Initial Demolitation Notices

The residents of the 82 homes directly affected by the redevelopment should receive an initial demolition notice and detailed information on what this will mean for them. Sending this is a legal requirement but doesn’t mean works are about to start. Demolition is unlikely to begin before 2019. If you would like advice on how this will affect you, please contact Siddiqa or Dilan from the council or your independent advisors, NewmanFrancis.

PLAY Pop-up on Friday 12th August at 11AM-3PM

In order to find out what residents (especially children and parents) think the new play areas should be like, we are going to be holding a play themed pop-up on the estate. Look out for us and our pop-up play mobile by the fountain near the low rise buildings. You can RSVP here.

Noise & Vibration Surveys in August

In August there will be a 24 hour noise and vibration survey. This is to find out how noisy the estate is at the moment. This information will be used to work out appropriate glazing and ventilation strategies for the new homes. You will receive a letter with more details. 

Play Pop-up


This summer we want to speak to you, the local play experts, on the estate to find out where you like to play in order to gather ideas for the new play spaces at Westbury.

Join us by the fountain near the low rise buildings for games and refreshments to share your ideas. You can RSVP here or just show up!

New Play Spaces for the Westbury Estate 

As well as providing better homes the regeneration will also create more and better play spaces and informal outdoor spaces for all ages. When we talk about ‘play’ spaces there are broadly 4 different types of play:

  • Sports (table tennis, football, basketball etc.)
  • Active play (climbing frames, swings, slides etc.)
  • Imaginative play (pirate ship, Wendy house etc.)
  • Free play (sand, water, logs, wildlife etc.)

We want to know your ideas about what sorts of play spaces you’d like to see on the new estate.


Meet the make:good team


You’ll be seeing more of us on the estate over the summer and from September we will be carrying out a range of activities to get you involved in the design process.

We want to create a more informal space where everyone is welcome to come and chat, ask questions and share your priorities. More on this in the next newsletter.

Lambeth News: Choice Based Lettings 

We want to try and do everything we can to keep the existing community together. We intend to do this by being responsive to resident concerns; open and inclusive in our approach and clear and transparent in our communications. However, we do appreciate that some tenants may wish to move away and if this is a choice that you make for you and your household we are here to provide support.

If you want to move off the estate, into another Council property within Lambeth you will need to complete a Housing Transfer Form. Once you have done this you will be given a bidding reference number, which allows you to bid for homes on the Council’s Choice Based Lettings (CBL) system. All Secure Council tenants in the low rise blocks will get “decant status”, which means that you will placed in Band (A) and will therefore be given a higher priority to move.

In the coming months the Council will be receiving handover of a small number of flats and houses on the Ackerman Road, near Stockwell, between Oval and Brixton. These homes will range from 1-4 bedrooms and the houses will have generously sized gardens.

NewmanFrancis provides independent support for residents throughout the regeneration process. We want to make sure that the regeneration works for Westbury residents.

What's our role?

• Provide independent and impartial advice to all Westbury residents at group and one to one level

• Identify your issues and concerns making sure your feedback and queries are reported and fed back to Lambeth Council

• Work with Westbury TRA as well as the Resident Engagement Panel to make sure that residents can influence the regeneration and achieve the best possible outcome
