What is happening on Westbury Estate

In order to provide more and better homes in the area, Lambeth are planning to redevelop part of Westbury Estate. Because we want to produce a design which you, the residents, are happy with, we will be doing all we can to ensure that you are: informed about what is happening, involved in the process, so that you can; influence what happens next.  

What did cabinet approve

This proposal retains Amesbury and Durrington Towers and the low rise blocks (Isley, Fovant, Welford and Allington courts) will be demolished and redeveloped to reprovide all the existing homes and deliver additional homes.

Notices from Lambeth

Initial Demolition Notice

The residents of the 82 homes directly affected by the redevelopment will receive an initial demolition notice and detailed information on what this will mean for them. Sending this is a legal requirement but doesn’t mean works are about start. Demolition is unlikely to begin before 2019.

Housing Design Principles

You will recently have received a booklet containing Lambeth’s Housing Design Principles which were first shared at the exhibition event on 8th June. These are a set of commitments from Lambeth Council to residents about the quality of their new homes.

Things You Will See

Site Surveys

Workers will be on the estate doing surveys on trees, ecology, sunlight, elevations and underground services between now and the middle of August. These are to find out important information about the site and do not mean works are starting.

News from Siddiqa

Firstly, a warm hello. I would like to introduce myself as the new Capital Programme Manager, working with Jonny Moore on Westbury Estate, on behalf of Lambeth Council. I have already had the pleasure of meeting with some of you at the recent Westbury REP meeting. 

I wanted to inform you that we will be sending out letters to all residents in the low rise blocks to say that we will be serving an Initial Demolition Notice. The letter will explain what the notice means for them and the date of service in July. This does not mean that demolition work is about to start, it’s simply a legal requirement that we need to follow. No demotion will take place on the estate until 2019 at the earliest. 

For any residents who may be concerned about this please contact us to arrange a home visit to discuss or come into our drop in session, every Tuesday between 4-6pm at the TRA room. Alternatively, you can contact your Independent Advisor, Newman Francis.

Design update from Residents Engagement Panel Meeting

At the Resident Engagement Panel meeting on the 29th June, Jonny and Tom from Metropolitan Workshop talked to residents about the work they have been doing to refine the masterplan developed with residents in the Feasibility Stage.  

We discussed changes to the masterplan which would form ‘phase 1’, the first new homes to be built on Westbury Estate. 



Phase 1 refers to the first 64 new homes on Westbury Estate. These will be built for Lambeth Council by St James. The Development Management Team will be working closely with the Council and St James to ensure these homes are built to a high standard.

Key changes to Phase 1

  • Phase 1 would now include a new building beside the bus stop on Wandsworth road and a new building on the existing garage site.
  • The second hand furniture shop would be retained in phase 1.
  • The set of buildings on the garage site will change from 3 terraces forming a courtyard, to 2 blocks running parallel to Wandsworth Road. Only the block closest to Wandsworth Road would be built as part of phase 1.
  • The tallest element of the building beside the bus stop will be rotated to cause less over shadowing of existing buildings.

Feedback from the Residents Engagement Panel Meeting

• Approach to the refinement area 2 seems a good change but area 1 needs to be described in detail as the height variation of the new build from the road to the garden area is difficult to comprehend.

• Very important to establish how many private gardens are wanted by the current Westbury residents and how many will be provided.

• Need to ensure the quality of phase 1 as this phase will be built by the St. James Group so Metropolitan Workshop will need to represent residents and ensure their wishes are heard as St. James will only be involved in the first phase of 64 flats.

• Combine engagement activities for phase 1 with the whole programme. Issue one digital and printed newsletter a month,  not overload residents;

• Would like to explore ideas for naming the new blocks and thinking about the history of the area and estate.
