What's Happening on Your Estate

In order to provide more and better homes in the area, Lambeth are planning to redevelop part of
Westbury Estate. Because we want to produce a design which you, the residents, are happy with,
we will be doing all we can to ensure that you are: INFORMED about what is happening, INVOLVED in the process, so that you can; INFLUENCE what happens next.

Site Surveys and Report Results 

At the last REP meeting a summary of results from the Stage 1 Surveys and Reports were presented to residents with the tree and electrical sub-station surveys mapped out.
Copies of more detailed survey hand-outs are available from No.7 Fovant Court.

Preliminary Ecological Appraisal:
Habitats within the site boundary include scattered trees, buildings and hardstanding, which may provide suitable habitat for bats and nesting birds. Recommended checks to be taken prior to any clearance.

Below Ground Services Survey:
These surveys allow us to properly plan the redevelopment minimising disruption to supplies of electricity, gas, water, & telephone lines. It also gives us the opportunity to rationalise and improve these underground networks

Noise and Vibration Survey: 
Noise levels are high in some parts of the site. This is not unusual in such a location and noise levels are readily dealt with by
incorporating appropriate mitigation design measures. Vibration levels measured on site were low so no mitigation is required.

Archaeology & Heritage:
The survey area contains moderate potential for Roman remains. Due to previous development these are likely to have been disturbed and removed. An archaeological watching brief may be required to investigate any deposits which may be affected by demolition and ground preparation works.

Light Pollution Report:
The development will seek to mitigate night-time light pollution and prevent unnecessary light spill. Energy efficient and LED light sources are proposed

Flood Survey: 
The site has been classified as Flood Zone Level 3 which is relatively high. This is likely to mean that in order to receive planning permission, the Environment Agency will require there not to be any bedrooms on the ground floor.


Welcome to No.7 Fovant Court


Last month No.7 Fovant Court opened as a new space where all residents can easily come in    and talk to somebody about the Regeneration of the Westbury Estate. Lambeth Council,  Newman Francis and members of The Development Management Team will hold regular  sessions where people can ask questions, find out more about what is going on and get  involved in some more creative projects should they wish.

Whilst it is a new space, the first sessions have allowed us to meet new people, explain more  about the programme & start collecting people‚Äôs best memories for the Westbury Estate  Archive over coffee and a slice of cake.

NewmanFrancis is here to provide independent and impartial support for residents as the regeneration moves along.
We will be using the new resident space at 7 Fovant Court and look forward to meeting Westbury residents there.
The space is for everyone. Even if you live in the tower blocks the regeneration will still have an impact on you.

Starting in October we will be holding regular drop ins and workshops at 7 Fovant Court to look at and review the new leases and tenancy agreements. Please see dates for these in the timetable below. 
Later in November we will also hold a further workshop for leaseholders providing specialist advice about the  valuations process. We will be writing to leaseholders with further information about this workshop.
