Hello and welcome to this month’s newsletter. 

Compulsory Purchase Order (CPO): 

You would have received a letter regarding the upcoming process. As part of the process of rebuilding of your estate the council needs a Compulsory Purchase Order. Securing a CPO gives the council the legal right to buy all land on the estate so that the rebuilding can go ahead. A CPO does not change your rights under the Key Guarantees. 

As we move forward with the CPO we will continue to talk to you about your rights under the Key Guarantees to stay living on the rebuilt estate in a new home and how Homes for Lambeth will implement these commitments. You can find more details of the Key Guarantees at: http://estateregeneration.lambeth.gov.uk/key_guarantees. 

If, however, you want to use your rights under the Key Guarantees and move away from South Lambeth Estate then, in such case, we now wish to commence negotiations on reaching a settlement with you for the purchase of your property and will support you in acquiring alternative accommodation. 

A draft report seeking a resolution to progress with a Compulsory Purchase Order (CPO) to support the partial rebuilding of the South Lambeth Estate. The draft report is due to be considered by cabinet in December. 

Wimborne House Drop In: 

We will be holding a drop in the Wimborne House concierge area on the ground floor. We will be showing the final drawings of the plans for works to Wimborne House ground floor and community ahead of planned works this Winter. This will take place in the lobby between 3.30-6pm on Tuesday 13th November. 

Occupational Therapists (OT): 

In the first week of November OT will be carrying out assessments for Wimborne House residents who may affected by the impending major works to the ground floor. These assessments will be carried out by a company called Access Independent. If you feel like these works will affect you please contact by email [email protected] or phone 0207 926 5039. 

Housing needs assessment refresh for Broadstone House and Sturminster House: 

We have spoken to a number of residents in Broadstone House and Sturminster House, if you have not managed to make an appointment please contact Cleo, by email [email protected] or phone 0207 926 5039. 

112-114 Dorset Road: 

We are pleased to let you know that moving forward 112-114 Dorset Road will now be known as ‘The Green Shop’ this was agreed with your REP at last month’s meeting. More updates to follow in the near future as this project develops. 

Drop -in Sessions: 

As usual we are still holding our weekly drop-ins at 2 Broadstone House on Tuesdays from 3.00-6.00pm. 

Estate Services Officer: 

As of Monday 17th September the new Housing Officer for South Lambeth Estate is Emmanuel Owoyemi, You can contact them by email [email protected] or phone: 0207 926 1216. 

Emmanuel will be attending a Residents Meeting on the Tuesday 13th November 2018 6pm- 7.30pm at 2 Broadstone House, Dorset Road, SW8 1AD. All residents welcome.

This is just a reminder that if you need support and advice about the changes or just want to come in for a chat, the hub is open every Tuesday between 3.00pm – 6.00 pm at no.2 Broadstone House, Dorset Road. We are a friendly bunch so don’t be nervous about dropping in. 

As a social tenant you may be looking forward to your new homes but concerned about time-scales of the build and information such as future living costs. 

As a homeowner, you may have questions about whether you want to remain on the estate through the rebuild or whether to move elsewhere.
