Welcome to this month’s newsletter. Summer is finally here and we have lots of events happening for you to participate in! As the weather warms up, we hope you can come and join us.
Key Guarantees - Following residents feedback from last year’s consultation, you will shortly be receiving your new Key Guarantee booklets. These have been published online and will be delivered to your homes in the next few weeks along with frequently asked questions.
Housing Management- In July we will be holding engagement drop-ins to discuss the scope of services for the new Housing Management service for Homes for Lambeth. It is really important that you give us your views on this, so we can be sure that these services meet your needs and expectations.
Tenancies and Leases- There will be a formal consultation regarding your new Homes for Lambeth tenancies and leases during the summer months. This will include the future provision of the Right to Buy which we know is important to many of you. Once again it is important for you to provide your feedback and take the opportunity to ask questions of us and of your independent advisor.
Drop-in Sessions- Don’t forget we are still holding our weekly drop-ins at 2 Broadstone House on Tuesdays from 3.30-7pm. We will also be holding our monthly coffee (or tea) and cake afternoon once a month, where Dionne Breedy- Anderson (Decant Officer) and Jackie Amma Thomas (Buy Back Officer) from Lambeth will be present to answer your questions. This month it will be the 20th June from 3.30-7pm, feel free to pop down if you are available or have any specific questions.

Thank you to everyone who came to see the updated plans for the estate on the 16th May.
We had around 40 people attend and give their comments.
The main feedback received is below:
- Residents of Albert Square and Wilkinson Street thought that the changes were good, as we had taken on their feedback from the previous consultation
- People were keen to find out when and where they would be moving on the estate
- There were some concerns raised about access to gardens at the back of Albert Square
- Residents wanted to see the plans for their new homes layouts and sizes of gardens, balconies and terraces
- Residents wanted to know how their new homes would be warmer
- Residents welcomed a new meeting space for the estate
- There were some concerns about balconies overlooking homes
- The community garden at the back of Melcombe House is extremely important to residents
If you could not make the exhibition then please pop into 2 Broadstone House on Tuesday from 3.30-7pm where the boards are still on display.
PTE Architects will now be developing detailed designs for the first phase of development (Block A). We will come back to you in the Summer to show you how the designs have changed.
A big thank you to those residents who let us into their homes so we could measure the sizes of the rooms, this was really helpful.
We know that a lot of residents are keen to see how their new homes compare to their current homes. If you pop into 2 Broadstone House on Tuesday (3.30-7pm) we now have this information.

Our next TRA meeting is at 7.00pm on 20th June, in the Caretakers Room by Wimborne House. The main discussion will be concerned with ongoing development of the TRA. Everyone is invited.
Your Community Garden is blooming .... we have lots of salad herbs, and veggies and lovely sweet strawberries for tiny hands to pick. Please help yourselves.
If anyone has seen our lost wheelbarrow, it would be great if it could be returned. We need it for lugging weeds and dead plants.
Any volunteers for watering? Speak to Dreenagh, Lilja, Viv or Mohammed .

Hi everyone, I hope you have been enjoying the lovely weather over the last few weeks and making the most of the sunshine.
June is going to be a busy month with lots of interesting things coming your way about your homes. There will information on the Key Guarantees, Homes for Lambeth, and engagement on how housing management services will best work for you.
It’s really important to have your say, but if there is anything you don’t understand and are feeling a bit overwhelmed , myself and other staff are here to help you.
Some residents have been attending our drop-in’s in recent months to give their views on proposed designs for completing South Lambeth’s regeneration, and we would like to meet more of you. What you say is important to us.
As a reminder, the drop-in’s are held every Tuesday at No.2 Broadstone House, 3.30pm – 7.00pm.
On Wednesday 26th April valuation workshops were held on the estate. These workshops were organised by us, as your Independent Advisors, and were delivered by an independent RICs accredited surveyor. The workshop focused on the process of valuing a property. It was well attended on the estate, and many of the attendees found the information really useful.

From 20th June I will be holding regular drop-ins for homeowners over the summer on the estate. I will be joined by Amma Thomas (Buy-back Officer for Lambeth Housing) and together we are available to answer any questions you may have about the process. We are happy to visit you at home if you prefer, just get in touch to arrange a convenient time for us to call round.
