Our aim is to create homes that will stand the test of time and build communities that will thrive in the future. We work closely with existing residents to find solutions that are right for them, while also adding to the housing available in our borough. We design homes and places that are sustainable with low running costs. We create and manage homes for local Lambeth people, with as many as possible at genuinely affordable rents.
Lambeth is unique in so many ways, and we want our contribution to reflect this uniqueness. We also want to be fair and progressive.
To support our approach, we have made two important sets of formal commitments to our residents and the wider Lambeth community – the Key Guarantees and the Design Principles.
Homes for Lambeth and Lambeth Council are committed to rebuilding a number of estates to provide the better homes existing residents need, and more new homes to help tackle Lambeth’s housing crisis. But no one underestimates the potential distress that rebuilding an estate could cause to the people living there.
The Key Guarantees are an important part of this as they set out what secure tenants and homeowners on estates which we are rebuilding can expect from Homes for Lambeth and Lambeth Council.
The Key Guarantees were developed in partnership with residents and independent organisations and following a formal consultation were formally adopted as official policy by Lambeth Council’s cabinet and Homes for Lambeth.
Lambeth is at its best when its communities are genuinely mixed. This means building more social homes, homes below market rent for families in low pay, at secure market rent for those unable to buy and affordable homeownership for those who can. There will also need to be some full market rent and market sale homes to help pay for the construction of more affordable homes.
In building new homes, Homes for Lambeth takes a long-term view: these homes need to stand the test of time; they need to create a positive legacy for a future Lambeth; they need to be high quality, low maintenance and low energy. And they need to help create resilient mixed neighbourhoods for everyone. We recognise that the quality of your home is closely linked to the quality of your life.
Our 10 Housing Design principles must be met by every new home that we build. These principles are supported by a detailed set of design standards prepared by Lambeth Council.
National design standards and building regulations set out the minimum specifications that every home in the UK must meet. The Lambeth design standards improve on these requirements.
