Knights Walk Newsletter 32

The Development Management Team have published Newsletter #32 for Knights Walk and it is available to read here.




In April 2019, we received Lambeth Planning Authority’s sign-off of the S106 agreement, meaning that Knight’s Walk will have the planning approval required in order to build the first phase. Receiving this approval has held up the appointment of the contractor but we can now expect Hill Partnerships to be in contract with HfL at the end of April 2019 with mobilisation (gearing up sub-contractors to start), enabling (erecting site hoarding and welfare facilities etc.) and demolition all taking place before a full start on site around the end of August 2019. There are some planning conditions that need to be discharged before starting on site with the main works so this will be an area that we will focus on over the next couple of months.

Residents will still have the opportunity to meet the selected contractor before the main works start. Following contractual  appointment of Hill Partnerships, we will be working closely with their Resident Engagement Manager, Lynne Bell, so that residents questions and concerns can be fully addressed.



Our Resident ‘Head Gardener’ Michael, with help from Sarah of the HFL Resident Engagement Team, has been busy getting the garden at No 15 stocked for the upcoming RHS 2019 Open Garden Squares weekend in June 2019.

"Out with the old - in with the new"



Homes for Lambeth run occasional activities on a Thursday throughout the year, aimed at keeping residents healthy and active. Below is a taste of some of the events you can join in with – and they are all for free.

Gardening at No 15. Help our resident gardener Michael to prepare the garden for the RHS Open gardens Weekend in June by preparing a fine display of summer flowers, shrubs and vegetables. No experience needed, just pop along on a Thursday between 2pm and 5pm if you fancy getting your hands dirty!

“Sit Down Yoga” with Claire Hawkins. Claire is an experienced and friendly Yoga Teacher. The sessions take place at No 15 Knight’s Walk and last around an hour. You are welcome to stay longer and enjoy refreshments and chat with your neighbours and HFL staff.

History of Jazz. Enjoy an afternoon introductory class on the History Of Jazz, by Flavio Li Vigni from Morley College – music and interaction provided!

Visit the Garden Museum at Lambeth Palace. The Garden Museum explores and celebrates British gardens and gardening through its collection, temporary exhibitions, events and garden. Visitors will also see a permanent display of paintings, tools, ephemera and historic artefacts: a glimpse into the uniquely British love affair with gardens. Janine would love to see you and has healthy recipes you can make too.

We also have bread baking, a visit to the bee hives in Kennington Park, guided visits to the Cinema Museum in Renfrew road and to the Buddhist temple who can show us some great salad recipes. See our events calendar on back page for details.

Enabling works to renew the local gas main and transfer ownership of the Gas Network to Cadent Gas Ltd is progressing well despite a delay caused through a new run of pipe needing to be run along Renfrew road. This was due to underground plans not being accurate. However, this was soon overcome when Cadent gave it’s permission for Squire Energy – the contractor – to run a fresh main along 18-41 Renfrew Road.

The next stage is to connect the new meters to each household. Work will start at Renfrew Road and will work through to the Knight’s Walk estate including 1-3 Kempsford Road.

Residents will be notified individually when this will happen, and they will be given a choice of days when the work can be done. The initial Gas supplier will be EDF, but if residents wish to change supplier they may do so within 1 month of connection to the new supply, without charge from EDF.

Residents are advised NOT to contact the new gas supplier until they have been issued with a ‘Meter Point Reference Number’ (MPRN) which the contractor will provide once your meter is connected to the new main.

Residents of Knight’s Walk had the opportunity to look around the newly-completed Lollard Street Homes. Keith Richmond and Shelisa Edmunds of Homes For Lambeth showed residents around a 1-bedroom ground floor flat and 2 upper floor homes on the new development.

Residents were particularly impressed with the cupboard space, large balconies, and spacious rooms. We received positive comments on the security of the blocks and the secure and easily accessible bin store.

It has provided a good opportunity for residents to see and feel what their new homes would be like. Residents will have a hand in choosing the floor coverings and other finishes in their new homes. Hones for Lambeth Housing Needs Assessments will help ensure that each home is suited to the physical needs of the new resident.

It is unfortunate that some individuals from outside of Knight’s Walk, and even from within the estate, have dumped used mattresses and other household items next to the new bin stores, instead of disposing of them correctly using Council services.

Staff will be looking out for ‘fly-tippers’ on this site and if identified will be taking appropriate legal action against any offenders. Signs have been placed on the bins, and Veolia the Refuse contractor have written to neighbouring properties to inform residents of how their own rubbish and bulky items should be disposed of in the proper way.

If you see any rubbish or items being dumped on Knight’s Walk please report it immediately to your Housing Officer, Emmanuel, or the Housing Office on Kennington Lane, giving as much information as possible using the information below:
