Lambeth Update - Tenancies Consultation Response

At this month’s resident meeting, Keith Richmond from Lambeth presented a summary of the results from the Tenancies and Leases consultation which went to the Council Cabinet on the 22nd of January. All of the documents and reports can be viewed online at http://estateregeneration.lambeth.gov.uk/tenancy or as hard copies at No.15 Knight’s Walk.

The new tenancy agreement reflects the old agreement very closely and the Council have tried to mirror the rights as much as possible. One of the key outcomes from the consultation was about the Right to Buy. The Cabinet report states that residents who are directly affected by the regeneration will have the option of Right to Buy, offering the same rights to secure tenants through what will be called a ‘Contractual Right to Buy’. Appointment of Independent Resident Advisors

The Council are in the process of working with the KWGRA/REP to appoint an Independent Advisor for Knight’s Walk Estate. This is the role that is currently delivered by PPCR and this will be an opportunity for residents to choose between four companies, one of which is PPCR. If you have any feedback and questions please contact Keith Richmond or drop in to No.15 on a Thursday afternoon.

Planning Application Re-consultation

Residents will have received a letter this week from Lambeth Planning Department regarding an extension of the consultation on the planning application. This is because as a part of the Planning Department’s normal process they requested additional information on the viability appraisal. This additional information was submitted on Friday 16th February.  

This document sets out a series of assumptions in order to demonstrate how much affordable housing can be afforded by the scheme based on current information. We understand that some of this information will be new to residents and this will be given priority on the agenda for the REP meeting on the 5th March.

Skill Swap on Knight's Walk

You might have seen us popping up along Knight’s Walk earlier this month with our skill swap board, having conversations with residents and neighbours from the area about what their interests and passions are, and whether they would want to take part or run a session relating to these at No.15.


This month we started having conversations about the new space which will be in the new building on Knight’s Walk and what sort of activities people might want to see happening there.

As part of this, we are inviting people from the local area to suggest activities for the space and trial running sessions at No.15 Knight’s Walk over the coming months. We began in January with a wonderful introduction to knitting session run by a resident from Knight’s Walk.

Libraries and Reading Spaces


As part of the conversations about the new spaces on Knight’s Walk, along with the skill swap, we have been speaking about sitting and reading spaces and the value of books and literature. Last week we held a book swap at No.15 Knight’s Walk and introduced the idea of setting up a Little Knight’s Walk Library where people can share or borrow books. We talked about people’s favourite books, magazines, lyrics of songs and the power they have in transporting to other worlds and capturing moments in time.

This week we followed on with a visit to Durning Library. Some residents stepped into this lovely grade II listed building for the first time whilst others knew it well and it was a wonderful opportunity to see activities happening nearby and find out what facilities the library offers.


Look out for the Little Library launch around the middle of March and if you have any books to contribute let us know by dropping in to No.15 on Thursday afternoons.

Internship Opportunity

Homes for Lambeth Ownership and Stewardship Panel Applications

The Council are now inviting applications for the Tenant Member of the Panel and for two Alternate Tenant Members who will deputise for the Tenant Member if he or she is unable to attend a Panel meeting or event.

The appointments will be for an initial two year period and will be drawn from tenants living on the leading Regeneration Estates: Knights Walk, South Lambeth Estate & Westbury Estate. It is intended that after this initial period, the roles will be open to tenants of other estates on which Homes for Lambeth is working. The post is unpaid but reasonable expenses will be met. Training and support will be available from appointment and throughout the term of office. The deadline for applications is the 1st March 2018.
