Join the Central Hill Conversation

At yesterday's Central Hill fun day, we launched the next step in the rebuilding of Central Hill and explained how you can get involved by joining the Central Hill Conversation.

In 2017 the council agreed to rebuild the estate, providing new, high-quality homes for all existing secure tenants and resident homeowners. An independent consultation showed that a clear majority of tenants living on the estate supported rebuilding. We have already started work to build 22 new council homes on Roman Rise, which will all be for secure tenants from Central Hill. There are also 9 shared ownership homes, which will be available for existing homeowners on the estate

We are now starting work on designing the new estate at Central Hill. Your new homes will be modern, meet your needs, be larger than existing homes and will use less energy to keep warm than your current homes. Crucially, we will also be able to deliver more new homes to help meet the challenge of the London housing crisis, so we can provide more council housing to families on Lambeth's waiting list.

As we start work to design the new estate, you and your neighbours can take part in the selection of the architect. You will get support through this process from the Independent Adviser. We also want to know how you want to be involved in the design process, what are the key issues you want to know more about or influence, and to understand from you the resident experience of living at Central Hill. That way the new architects can get started straight away next year following their selection.

All your feedback from previous exhibitions, meetings, workshops, and events has been pulled together, and the architects will use this when they start work. As part of the council and Homes for Lambeth's commitment to supporting you through the rebuilding of Central Hill we adopted a series of Key Guarantees which set out your rights as we move through this process. These were written in partnership with Central Hill tenants and homeowners.

The Key Guarantees mean that all current Secure Tenants will get a new home on the rebuilt estate which meets their needs. They with also get a Lifetime Assured Tenancy with their rents set in the same way as they are now. If their rents increase due to the new homes being of a high value, these increases will be phased in over five years.

In addition, the Key Guarantees also set out affordable options for resident homeowners to remain living on a rebuilt estate. The Key Guarantees also mean residents will have a meaningful say in the design of the new estate, homes and will have access to independent advice throughout the rebuilding.

They are promises we have made to you and we will stick to them.

Over the next few months, we will also be holding meetings to explain the Key Guarantees and what they mean to you. In the meantime, you can see the full Key Guarantees at homesforlambeth.co.uk/key-guarantees

In line with the Key Guarantees, we hope you will join the Central Hill Conversation so you can have a real say in the design of your new homes and the estate. There are many ways you can get involved now, even before the full design process begins next year.

  • Firstly, we have started the procurement process to choose the right architect to work with you. You can help pick them through participating in the selection process or attending a public exhibition of their work and ideas during November 2021. They will lead on designing your new homes and preparing a planning application during 2022.
  • Secondly, we will be holding a series of events to kick start the conversation, hosted by your Independent Tenants’ and Leaseholders’ Advisor (ITLA) and others to explain the process from now all the way to seeking planning permission. Details of these events and others are included in an enclosed leaflet.
  • Finally, you can complete our Central Hill Conversation survey, enclosed with this letter. To encourage you to take part, and as we are asking for your valuable time, residents who complete the survey (enclosed with this letter) will be entered into a prize draw for a £100 voucher from love2shop.

Over the remainder of 2021, and the start of 2022, we will be speaking with as many residents as we can, conducting surveys, speaking to resident's door-to-door, and holding events. We hope you will get involved in the conversation about the future of your home and your Estate.
