We are delighted to receive approval for our first planning applications on Hydethorpe Road and Patmos Lodge. Lambeth’s planning committee approved both applications, which will provide 45 new homes, including new and better communal spaces and will help boost the local economy.
In October 2019 with the support of the Sustainable Growth and Opportunity Board, Homes for Lambeth were commissioned to bring forward development proposals across 11 small sites forming the Small Sites Programme. These planning applications represent the first tranche of the Small Sites Programme prepared by Homes for Lambeth, which was established in 2019 to build more and better homes. The new homes will bring new opportunities for local residents and will help with the economic rebuilding of Lambeth after the COVID 19 pandemic.
Commenting on the news, Jitinder Takhar, Chief Executive of Homes for Lambeth said:
“We’re thrilled to have received planning consent for our applications on Hydethorpe Road and Patmos Lodge. These new homes will provide new affordable homes and high-quality communal spaces. COVID 19 has reminded us all why it is so important that everyone has a decent home.”
Councillor Matthew Bennett, Lambeth’s Lead Member for Planning, Investment & New Homes remarked:
“We set up HfL as a 100% council-owned company to build as many new council homes as possible for local people, and it’s great to see the team making real progress. These two schemes are the first of the council’s small sites programme to secure planning permission and are an important step forward in our work to fight the housing crisis.”

Hydethorpe Road, located in Thornton ward will provide 14 new homes, including six new affordable homes, improve the existing communal space, including new planting and playspace. Furthermore, new tree planting and landscaping will also be provided along Hydethorpe Road and Thornton Road to improve the quality and appearance of the street and public realm. Homes for Lambeth hosted a public consultation in December 2019. Below is a link to the planning application.
Patmons Lodge, located in Vassall ward will provide 31 new homes, delivering 50% affordable housing provision including a large proportion of family housing at council level rents in the form of 3 and 4 bedroom homes, new landscaped communal garden and will be a car-free development to encourage sustainable modes of transport with the provision of secure cycle parking for all residents. Homes for Lambeth hosted a public consultation in December 2019. Below is a link to the planning application.
The applications will be subject to a S106 agreement with Lambeth Council.
